If you own a vacation home in Oregon, you'll hear from large management companies and from small local ones, and the honest answer is that both can work. The right choice depends on what you own, how involved you want to be, and what kind of experience you want your guests to have.

This page is our attempt to lay out the difference plainly. We run a small, owner-operated company in Oregon, so we have a point of view. But we'd rather you choose well than choose us, and a big company is the right fit for some owners. Here's how we'd think about it if it were our house.

When a large company makes sense

National companies bring scale. They have systems, staffing and a brand that reaches a lot of travelers, and they operate in many markets at once. If you own several properties in different states, want one organization for all of them, or simply want a well-known name behind your listing, that infrastructure is a real advantage.

They also tend to have deep benches for the operational side: reservations, housekeeping networks, maintenance dispatch. For an owner who wants a hands-off arrangement and is comfortable with a standardized approach, a large company can be a sensible, reliable choice. There's nothing wrong with that, and we wouldn't tell you otherwise.

What a small, owner-operated company offers instead

The difference with us isn't price, and it isn't a list of features. It's that the people managing your home own and operate vacation rentals themselves. We bought our homes, designed and furnished them, hired and managed cleaners, dealt with the water heater that quit on a Friday, rewrote the listings, set the pricing, answered the guests, and learned over years what makes someone choose one house over another.

That experience is the whole offer. When we look at your property, we see it the way we saw our own: what it could be, who it's for, and what it would take to get there. Our homes are Airbnb Guest Favorites, have ranked in Airbnb's top 1%, and have consistently outperformed AirDNA revenue projections — not because we're bigger, but because we did the work on our own places first.

Design and hospitality thinking

Operating a rental well — clean, responsive, correctly priced — is the baseline. Creating a better one is different work. It means positioning the property for its ideal guest; recommending furnishing and design choices that photograph honestly and feel good on a rainy Tuesday; identifying the few amenities that actually raise bookings and rates; getting the photography and listing right; and building a stay people describe to their friends afterward.

It also means knowing where money is worth spending and where it isn't. We've made those calls on our own homes, sometimes wrong, and we'd rather you learn from that than repeat it. You can see the results on the homes.

A limited portfolio, on purpose

We intentionally limit the number of homes we manage. It isn't a growth strategy; it's how we keep knowing every property and every owner well enough to do this properly. Greg works directly with homeowners, and when you call, you're talking to someone who has stood in your living room and thought about where the reading chair should go.

That scale isn't for everyone. If you have a portfolio across several states, we're probably not the right fit, and we'll say so. If you have one good house on the coast, at Mt. Hood or in Eugene and want it run like it's ours, we're a good conversation to have. The details are on our owners page.

Transparent pricing, and questions worth asking anyone

Our management fee is a transparent 20%. Some technology or service fees may apply, and we'll walk you through exactly what to expect before you sign anything. There's no setup fee, no insurance or add-on line items, professional photography is included, monthly owner statements arrive by the 5th, and your Airbnb and Vrbo listings stay in your own accounts.

Whoever you talk to, large or small, a few questions are worth asking: Who actually manages my home day to day? Who sets the pricing, and how? What happens to my listing if we part ways? What's the full fee picture? Where would you spend money on this house, and where wouldn't you? Good answers to those matter more than the size of the company. No. Large companies bring systems, staffing and brand reach that suit some owners well, particularly those with several properties or who want a fully standardized, hands-off arrangement. We offer something different, not something opposed: a small company where the people managing your home own and operate vacation rentals themselves.

What's the main difference with an owner-operated manager?

Experience from the owner's side. We've bought, designed, furnished, listed, priced and operated our own vacation homes, and that shapes every recommendation we make for yours, from which amenities are worth the money to who the ideal guest is. A large company operates rentals; we've also learned how to create one.

Does my listing stay mine if I work with you?

Yes. Your Airbnb and Vrbo listings stay in your own accounts, along with the reviews you've earned. We manage within them. It's worth asking any manager this question directly, because the answer varies, and it matters a great deal if you ever decide to change course.
