Why us
We didn't start as a management company. We started as owners — a coast cabin, then a house at Mt. Hood, then more — furnishing them ourselves, hiring and managing cleaners, handling repairs, rewriting listings, adjusting prices, answering guest messages at odd hours, and learning what actually makes someone choose one home over another.
Over time, that became a real business and one we became very good at. Our homes are Airbnb Guest Favorites, have ranked in Airbnb's top 1%, and have consistently outperformed AirDNA revenue projections. Oregon vacation rental property management is the natural next step: applying what we already do every day to a small number of other owners' homes. What we do differently
Most management is about operations — cleaning turned, messages answered, calendar synced. That matters, and we do it well. But a vacation rental is a hospitality product, and how well it does is decided long before the first guest checks in: how it's positioned, what it looks like in the photos, which amenities are there and which are missing, how the first night feels.
That's the part we bring that's hard to find. We know how to create a better vacation rental, not just operate one: positioning a property for its ideal guest, design and furnishing recommendations, identifying the amenities that genuinely raise bookings and rates, photography and listing presentation, pricing and revenue management, the details that turn a good stay into a memorable one, and knowing where money is worth spending and where it isn't.

Small by design
We're not trying to become a large management company. We intentionally limit the number of homes we take on so that we actually know each property — its quirks, its best season, the neighbor who watches for headlights — and each owner. That's how we run our own homes, and it's the only way we know how to do this well.
Large companies can make sense for some owners, and we're honest about that. If you'd like a straight comparison, we've written one at owners vs. Vacasa. What we offer is different in kind: a small, owner-operated company where the people managing your home also own and run vacation rentals themselves, and who'd rather do a handful of homes extremely well.
Pricing
Our management fee is 20% of rental revenue. Before we begin, we'll walk you through exactly what is included, and how everything works. It will all be clearly outlined in your management agreement so you understand exactly what to expect before moving forward.
We also won't promise you a revenue number just to win your business. We'll give you a realistic rental projection based on your specific home, comparable properties, current market data and what we're seeing firsthand in the markets where we operate. We'll show you how we arrived at it — and if our projection and your expectations don't line up, we'll tell you that too.
How it works
It starts with a conversation, not a contract.
- Property review — we look at your home, its location, its current listing if it has one, and how it sits against the market
- Recommendations and a rental projection — what we'd change, what we'd add, what we think it can earn, and why; you'll have our earnings review back within 48 hours
- Onboarding — photography, listing build or rebuild, pricing setup, cleaning team, house guide, and any design work you decide to do
- Launch and ongoing optimization — then we keep adjusting: pricing, listing, amenities, guest experience, month after month

What does your vacation rental management cost?
Our management fee is 20% of rental revenue. Before we begin, we'll walk you through exactly what's included, any additional property or platform-specific costs, and how everything works. It will all be clearly outlined in your management agreement so you know exactly what to expect before moving forward.
Where in Oregon do you manage vacation rentals?
We manage in the markets where we already own and operate vacation rentals ourselves: the north and central Oregon Coast, including Manzanita, Neskowin and nearby communities; Mt. Hood Village and the surrounding mountain communities; and Eugene. We'll be honest if a property is outside the area we can serve well.
Do I keep my Airbnb and Vrbo listings?
Yes. Your listings stay in your account, with your history and reviews intact. We manage them on your behalf and add your home to our direct-booking site alongside our own collection. If we ever part ways, your listings, reviews and booking history stay with you.
Who decides my nightly rates and minimum stays?
You do. We'll actively monitor the market and make recommendations around pricing, minimum stays and seasonal strategy based on what we're seeing, but you always have the final say. It's your home, and we want you to remain in control of the decisions that matter to you.
How do professional photos work?
We'll recommend photographers who understand vacation rentals and help guide the shot list and approach. You hire the photographer directly, which means the photos belong to you and are yours to use however you like.
How do I get a rental projection for my property?
Request an earnings review and tell us a little about your home. We'll look at the property, the market and comparable rentals and give you a realistic projection along with our recommendations and what we'd focus on first. There's no obligation or fee for the review. It's simply the start of a conversation about your property and whether we're a good fit for each other.
How is working with an owner-operated company different from a large management company?
Our approach is more hands-on and individual to each home. We don't believe every property should be managed with the same formula. We pay attention to the details — how your home is positioned, how it's priced, what guests are saying, how it's being cared for, and what could make it perform better. It's the same approach we've used with our own homes, which have become Airbnb Guest Favorites, ranked among Airbnb's top 1%, and consistently earned excellent guest reviews. We stay closely involved because we've seen firsthand how much the details matter — both to a home's performance and to the guest experience. You'll also work directly with Greg, so there's consistency in who's looking after your property and who you talk to when you have a question.
