What this stretch of coast rewards

Manzanita is seven miles of beach under Neahkahnie Mountain, one good street of shops and restaurants, and not much else — which is the point. Guests come here to slow down. They walk the beach in the morning fog, get a coffee on Laneda, drive up to Oswald West for the afternoon, and come back to a house they actually want to be in when the weather turns.

That last part is what the market rewards. Plenty of homes here are close to the sand. Fewer of them feel considered once the door closes: a covered porch for the rain, a kitchen someone has really cooked in, windows that make a storm worth watching. What we've learned at Puffin Lane

Our own home here, Puffin Lane, sits above the golf course with Neahkahnie out the big upstairs windows. It's a reverse-living house — bedrooms down, kitchen and living up where the view is — with three covered porches, a cedar hot tub and a separate yoga studio. It's about a ten-minute walk to the beach, which we worried about at first. It hasn't mattered.

What has mattered is the people it draws. Couples, girls' weekends, wellness trips, a family with grown kids and their partners. Design-conscious travelers who read the whole listing. Positioning a house for the right guest, rather than every guest, is most of the work, and it's a big part of why our homes are Airbnb Guest Favorites, have ranked in Airbnb's top 1%, and have consistently outperformed AirDNA revenue projections. Design and amenity notes for Manzanita

A few things we'd tell any owner here, before a single dollar goes into furniture:

  • Covered outdoor space earns its keep. It rains. A porch with a real table and something warm to sit around turns a wet afternoon into the best part of the trip.
  • A hot tub changes who books and what they'll pay. Cedar, if you can — it looks right here.
  • Windows over walls. If there's a view of the mountain or the bay, build the room around it.
  • A kitchen people will cook in, a long table, good linens, a bookshelf worth browsing. These photograph honestly and read as care.
  • An easy landing zone for sandy feet and wet jackets by the door. Ours gets used every day, including by the dog.

The permit side of things

Manzanita regulates short-term rentals through its permit program, and occupancy limits are part of that.
