Questions owners ask us, answered plainly

Straight answers from two people who run their own vacation homes and a small number of others.

Before the answers

These are the vacation rental management questions Oregon owners ask us most often, answered the way we'd answer them across a kitchen table. We built this business by operating our own vacation rentals first, on the coast, at Mt. Hood and in Eugene, and only later began offering what we'd learned to other owners. So the answers below come from experience rather than a script.

Where we manage

Right now our homes are on the north and central Oregon coast, in Manzanita and Neskowin; in Mt. Hood Village; and in Eugene — the places we know well enough to have bought there ourselves. We're open to nearby areas when the house is right, but we're not trying to cover the whole state. Each area has its own page for owners with notes on what the market there rewards, what guests want, and what we've learned running our own home nearby. You'll find them linked from the owners page.

How to read the pricing answers

You'll notice we don't promise numbers. We'll give you a candid rental projection based on comparable homes and on what our own properties have actually done, and we'll be honest about what would raise it. But a projection is a projection; the market, the season and the house all have a say. What we can say plainly is what we charge and what's included, and we'd rather you hear the whole picture up front than be surprised by it later. The homes we operate ourselves are on the rentals page if you want to see the standard we're describing.

The short version

Small by design. Owner-operated. Professional photography included, no setup fee, no insurance or add-on line items. Your listings stay in your accounts. Lodging taxes handled. A monthly owner statement by the 5th. A transparent 20% management fee, with any technology or service fees explained before you decide. And an earnings review back to you within 48 hours if you request one.

Everything people ask us

What does your vacation rental management cost?

Our management fee is 20% of rental revenue. Before we begin, we'll walk you through exactly what's included, any additional property or platform-specific costs, and how everything works. It will all be clearly outlined in your management agreement so you know exactly what to expect before moving forward.

Where in Oregon do you manage vacation rentals?

We manage in the markets where we already own and operate vacation rentals ourselves: the north and central Oregon Coast, including Manzanita, Neskowin and nearby communities; Mt. Hood Village and the surrounding mountain communities; and Eugene. We'll be honest if a property is outside the area we can serve well.

Do I keep my Airbnb and Vrbo listings?

Yes. Your listings stay in your account, with your history and reviews intact. We manage them on your behalf and add your home to our direct-booking site alongside our own collection. If we ever part ways, your listings, reviews and booking history stay with you.

Who decides my nightly rates and minimum stays?

You do. We'll actively monitor the market and make recommendations around pricing, minimum stays and seasonal strategy based on what we're seeing, but you always have the final say. It's your home, and we want you to remain in control of the decisions that matter to you.

How do professional photos work?

We'll recommend photographers who understand vacation rentals and help guide the shot list and approach. You hire the photographer directly, which means the photos belong to you and are yours to use however you like.

How do I get a rental projection for my property?

Request an earnings review and tell us a little about your home. We'll look at the property, the market and comparable rentals and give you a realistic projection along with our recommendations and what we'd focus on first. There's no obligation or fee for the review. It's simply the start of a conversation about your property and whether we're a good fit for each other.

How is working with an owner-operated company different from a large management company?

Our approach is more hands-on and individual to each home. We don't believe every property should be managed with the same formula. We pay attention to the details — how your home is positioned, how it's priced, what guests are saying, how it's being cared for, and what could make it perform better. It's the same approach we've used with our own homes, which have become Airbnb Guest Favorites, ranked among Airbnb's top 1%, and consistently earned excellent guest reviews. We stay closely involved because we've seen firsthand how much the details matter — both to a home's performance and to the guest experience. You'll also work directly with Greg, so there's consistency in who's looking after your property and who you talk to when you have a question.
