What we look at

A vacation rental earnings review for an Oregon home starts with the basics: where it is, how it's laid out, how many people it sleeps, what's outside the windows. Photos help if you have them, even phone snapshots. From there we do the part that's hard to get from a spreadsheet.

We compare your home to the ones we actually operate — on the coast in Neskowin and Manzanita, in the trees at Mt. Hood, and in Eugene — and to what's booking well nearby. We look at the season pattern for your area, the kind of guest who would choose your place, and the handful of things that tend to move the rate: a hot tub, a wood stove, a proper king bed, a room that photographs like the whole trip.

Then we think about positioning. Not what the home is, but what it could be to the right person.

What you get back within 48 hours

A projection you can actually plan around — a realistic range for annual revenue and occupancy, with the assumptions written out so you can see how we got there. We'd rather be honest and a little conservative than impressive on paper. Our own homes have consistently outperformed AirDNA projections, and that's the standard we hold ourselves to with yours.

Alongside the numbers, a short list of recommendations: what we'd change before the first photo is taken, what we'd leave alone, and where money is worth spending. Sometimes that's a new mattress and a better table. Sometimes it's nothing at all.

There's no obligation on either side. If the projection tells you the home makes more sense as a long-term rental, or as a place you keep for yourselves, we'll say so.

Why the numbers hold up

We built this business by operating our own vacation rentals first. We've bought the properties, furnished them, hired and managed cleaners, handled the repairs, rewritten the listings, adjusted pricing through slow Januarys and full Augusts, and answered the late-night questions about the hot tub cover. Our homes are Airbnb Guest Favorites, have ranked in Airbnb's top 1%, and earn consistently excellent reviews — the kind of track record that comes from paying attention, not from scale.

So when we tell you what a home like yours can earn, it's coming from people who have watched the calendar fill (or not) on homes they own. That's a different vantage point than a model built from listing data alone, and it's the reason we're comfortable putting a number in writing.

A small collection, on purpose

We aren't trying to become a large management company. We take on homes so that we know each one — the quirks of the septic, which window catches the morning light, which neighbor to call about the gate — and so that we know the people who own them.

That means the earnings review is also a bit of a fit conversation. We're looking for homes with some character, in places we understand, owned by people who care how guests feel walking in the door. If it's a fit, here's what happens next

The review is the first step in a simple process: property review, then recommendations and a rental projection, then onboarding, then launch and ongoing optimization. Professional photography is included. There's no setup fee, and no insurance or add-on line items. Your Airbnb or Vrbo listing stays in your account, we handle lodging taxes, and owner statements arrive monthly by the 5th.

Our management fee is a transparent 20%. Some technology or service fees may apply depending on the home and the platforms it's on, and we'll walk you through exactly what to expect before anything is signed. No surprises is the whole point.

What do I need to send for an earnings review?

The address, the number of bedrooms and bathrooms, how many people it sleeps, and a few photos — phone photos are fine. If there's a hot tub, a view, or something unusual about the home, tell us. That's enough for us to build a realistic projection and send back honest recommendations within 48 hours.

How is your projection different from AirDNA or a pricing tool?

Those tools are useful, and we use them too. But they're built from listing data, and they can't see how a home feels or which small changes would raise its rate. We compare your property to homes we actually operate in Oregon, and our own homes have consistently outperformed AirDNA projections, so we know where the models tend to miss.

Is there any obligation once I request a review?

No. The projection and recommendations are yours whether or not we ever work together. Sometimes the honest answer is that a home would do better as a long-term rental, or that it needs a few changes before it's ready. We'll tell you either way, and we won't keep calling.

Do you take on every home that requests a review?

No — and not because we're picky for the sake of it. We keep the collection small so we genuinely know each home and each owner. We look for homes with character in areas we understand, and owners who care about the guest experience. If it's not a fit, we'll say so kindly and early.

What does management cost if we move forward?
