Guest FAQs

Booking direct, dogs, check-in, cancellations — the things people ask us most.

Booking with us

We built this site so you can book our homes without the extra fees third-party platforms add. Same homes, same hospitality, less expensive — and you're talking to the people who own them. If something below doesn't answer your question, just ask us.

Everything people ask us

Why should I book direct instead of through Airbnb or Vrbo?

One of the main reasons we created this site was to give our guests a way to book our homes without the additional fees charged by third-party booking platforms. You'll find the same homes, availability and hospitality here, but booking directly with us will always be the less expensive option. You'll also be communicating directly with us — the people who own and operate the homes. If you prefer to book through Airbnb or Vrbo, you absolutely still can. But if you're looking for the best rate, book here.

Will I always get the lowest price by booking direct?

Yes. Booking directly through our website will always be less expensive than booking the same stay through Airbnb or Vrbo because you won't be paying their additional guest booking fees.

Is it safe to book directly through your website?

Yes. You're booking directly with the same owners and hosts you'll find on Airbnb and Vrbo, just without the third-party marketplace in between. Our homes are Airbnb Guest Favorites and have ranked among Airbnb's top 1%. Your reservation and payment are processed securely through our booking system, and you'll receive a reservation confirmation along with all of the usual communication leading up to your stay. See our Airbnb bio and reviews.

Is there a security deposit when I book direct?

Yes. Direct bookings include a $500 security deposit hold. The money does not leave your account — it is simply a temporary hold that is placed two days before departure and released two days after checkout. The deposit is there to protect against significant damage, not the little things that occasionally happen during a stay. We're not going to charge you because a wine glass breaks. If there were ever an issue that we felt required using any portion of the deposit, we would contact you first to explain what happened and discuss it with you. We would never withhold funds from your deposit without communicating with you first.

Who am I actually booking with?

Us! We're Sarah and Greg, Oregon-based vacation rental owners and hosts. We own the homes in our collection and have spent years designing, improving and hosting them. When you book through this website, you're booking directly with our company rather than through a third-party marketplace.

What is your cancellation policy?

We offer a full refund for cancellations made at least 30 days before arrival and a 50% refund for cancellations made 14–30 days before arrival. Cancellations made less than 14 days before arrival are non-refundable. Because unexpected things can happen, we strongly recommend purchasing travel insurance if you would need additional protection outside of our cancellation policy.

Are your homes dog-friendly?

Yes! We love our pups and don't think you should have to leave your best friend behind when you head out for a few days away. Our homes are dog-friendly, although individual pet limits and fees may vary by property. Sorry, we aren't able to accommodate cats or other pets.

What time are check-in and check-out?

Check-in is at 4:00 PM and checkout is at 11:00 AM at all of our homes. If you're hoping for an early check-in or late checkout, feel free to ask. Whether we can accommodate it depends on our cleaning and guest schedule for that day.

When will I receive my check-in information?

Complete check-in information is sent at 4:00 PM three days before your arrival. If you have questions about the house or your trip before then, you never need to wait for the check-in message — you're always welcome to reach out sooner.

What happens if I need help during my stay?

You'll be able to reach us directly. We're available through guest messaging and by phone if something comes up during your stay. One of the benefits of booking with a small, owner-operated company is that you aren't navigating a large call center or trying to figure out who manages the home. You'll know how to reach us when you need us.

Are your homes professionally cleaned?

Yes. Every home is professionally cleaned between guests by our local cleaning teams. Because we own these homes ourselves, we're also very invested in keeping them well cared for — not just clean for the next arrival.

Can I host an event or gathering at one of your homes?

It depends on the property and what you're planning. Our Oregon Coast homes are subject to strict local occupancy regulations, so we aren't able to accommodate events or gatherings that exceed the property's permitted occupancy. Some smaller gatherings may be possible at our Mt. Hood or Eugene properties. Please reach out before booking with the details — number of people, type of gathering and what you have in mind — and we'll let you know whether one of our homes would be a good fit.

Do you manage vacation homes for other owners?

Yes, we manage homes on the Oregon Coast, at Mt. Hood and in Eugene. As vacation rental owners ourselves, we bring the same approach we've used to build our own successful properties — thoughtful positioning and design, smart pricing, strong listings, and a guest experience that keeps people coming back. Greg is the point person for owners. Visit our Owners page or request an earnings review to learn more.

Who are Greg and Sarah?

Lifelong Oregonians who spent long careers — Greg at a global sportswear brand, Sarah in speech pathology — raised a family in Portland, and gradually built a collection of vacation homes on the coast, at Mt. Hood and in Eugene. They're closely involved in the design, furnishing, pricing, positioning and guest experience of every home.

Where are you based?

Eugene, Oregon. Our homes are all within a couple of hours of home — Neskowin and Manzanita on the coast, Mt. Hood Village, and Eugene itself — which means we know the roads, the seasons and the best bakery near each one. And we're close enough to stay connected to what's happening at the homes.

Do you manage homes for other owners?

Yes. Property management grew naturally out of years of owning and operating our own vacation rentals. Greg works directly with homeowners on the coast, at Mt. Hood and in Eugene, bringing the same hands-on approach we've used with our own properties.

How do I book one of your homes?

Directly through our booking site — each home's page has a check-availability button that takes you straight there. Booking direct will always be the least expensive way to stay with us because you avoid the additional guest fees charged by third-party booking platforms. You'll also be communicating directly with us, the people who own and operate the homes. If you have a question before booking, just reach out.
