Eugene has a limited stock of hotel rooms. Six or seven Saturdays a fall, the difference between those numbers sleeps in short-term rentals, and how you handle those weekends shapes your entire year. Here's how we approach it.
The calendar drops in spring: act then
The Big Ten typically releases the full football schedule in the spring for the fall season, with kickoff times firming up closer to game day. The moment it's out, we block the home weekends on our calendars and set event pricing. Owners who wait until August find their best weekends already booked at their normal rate by fans who know exactly what they're doing.
Not all games are equal. A rivalry matchup or a marquee conference opponent draws travel fans from out of state and alumni who plan a whole weekend. An early-season non-conference game draws mostly regional fans. Price accordingly, and don't be afraid to adjust upward as a game gets hyped.
Minimum stays: two nights, sometimes three
A game weekend booking that's only Saturday night blocks your Friday and Sunday for less money than a two-night stay would bring. We set a two-night minimum on home weekends by default. For the biggest games and for weekends that align with other events (parents' weekend, homecoming), three nights is often the right call, because the guests who travel for those come Friday and leave Monday.
The trade-off is real: a stricter minimum means a slightly smaller pool. In our experience the pool for football weekends is deep enough that it doesn't matter, especially for homes like our Eugene House, which sleeps six and is the right size for the alumni-group booking.
Kickoff time changes everything logistically
A noon kickoff means guests want early check-in Friday and often leave Sunday morning. A 7:30pm kickoff means they're back at the house at midnight, and Sunday is a slow start. Turnover on Sunday needs to plan around that, and your check-out time should be clearly stated and gently enforced. We adjust cleaner arrival windows by game time rather than using a fixed schedule, and we tell guests in advance when the cleaner is coming so nobody's surprised.
Protecting the house on game weekends
Most football guests are alumni, families, and fans who treat the home well. But the weekend has a party gravity that other weekends don't, and a few sensible rules protect you:
- A clear occupancy limit in the listing and house rules, stated as a number, and a no-events policy.

- Off-street parking guidance so the neighbors don't have a driveway blocked by a truck with Nebraska plates.
- A damage-protection process handled before check-in, so it's not a Sunday afternoon negotiation.

The away-game weekends are your opportunity too
Fall in Eugene is beautiful even without a game. Away weekends see softer demand from football but better rates than midweek from wine country visitors, leaf-peepers heading to the McKenzie, and people who want to see the town without the crowd. Don't leave those weekends at winter pricing; treat fall as a strong season with spikes, not a normal season with a few good days.
The numbers, honestly
We won't print a rate multiplier because it varies by home, by game, and by year. What we'll say is that a well-priced football weekend for a 4-bedroom home in a good location can be worth several ordinary fall weekends, and that a flat nightly rate is the single most expensive mistake an Eugene owner makes.
